Collin County sits on one of the most distinct soil formations in North Texas: the blackland prairie, a thick band of Vertisol clay that runs from South Texas northeast through the Dallas-Fort Worth Metroplex and into Oklahoma. The dominant soil series in northern Collin County, where Prosper, Celina, and parts of McKinney lie, is Houston Black clay, a heavy Vertisol with a clay content exceeding 60 percent to a depth of several feet.
This is the same soil that made Collin County productive agricultural land for over a century. It holds moisture, holds nutrients, and holds up under heavy equipment. Those same properties make it one of the most challenging residential soils for drainage.
When it rains in Prosper, the clay surface becomes nearly impermeable. The saturated hydraulic conductivity of Houston Black clay is approximately 0.1 to 0.3 inches per hour. Agricultural land that has been grazed or farmed for decades develops surface channels and drainage paths that move water off the field efficiently. When a subdivision goes in, that land is graded flat, utilities are buried, homes are placed, and each lot is given a minimal slope toward the street or an easement. The natural drainage patterns are erased. What replaces them is a generic grading plan that works on paper but often creates pockets between homes where water collects.

How French Drains Work in Clay
Unlike gravel beds or simple surface grading, a French drain does not depend on water infiltrating through the native clay. Instead, it creates a permeable channel that water can reach from the surface and then travel through horizontally to a safe outlet.
