Why Celina Yards Flood
Celina sits in one of the fastest-growing corridors in Collin County, and the drainage problems here follow a predictable pattern. The native soil is a heavy Vertisol clay that expands and contracts with moisture. When it is wet, it becomes nearly impermeable. Rainfall that cannot percolate pools in low spots, against foundations, and along property lines.
New construction compounds this. Subdivisions throughout Celina were built on former agricultural land, and builder grading is often just adequate enough to pass inspection rather than optimized for long-term drainage performance. As the lots settle and neighbors build, grading that appeared to work at the time starts directing water onto your property instead of away from it.

Why Celina Drainage Calls Cluster in the First Two Wet Springs
Almost every Celina drainage call we take comes from a house that is between one and four years old, and the timing is not a coincidence. Three things line up in that window. The builder's rough grade was signed off to satisfy code, which means water reaches the street, not that it leaves your yard usefully. The lot then settles for a year or two, and a quarter-inch of differential settlement across a flat back yard is enough to create a permanent pond on soil this tight. And the yard-grading portion of most builder warranties has closed by the time the second wet spring arrives to prove it.
Underneath all of it is the soil. Northern Collin County sits on Blackland Prairie Vertisol, dominated by the Houston Black series. It is smectite clay: it cracks open one to four inches wide at depth in a dry Texas summer, then swells shut when the rain returns, and it can shift 3 to 6 inches in volume through its upper profile over a full wet and dry cycle. When the cracks are open, the first inch of rain vanishes and the yard seems fine. Once they close, saturated permeability is close to nothing and every subsequent storm runs across the surface.
The local rainfall pattern finishes the job. This area averages about 31.7 inches a year, but May alone averages roughly 5.45 inches and it arrives in short, high-intensity convective storms rather than steady drizzle. High intensity onto a soil that cannot infiltrate is precisely the case surface and subsurface drainage exists to handle, which is why a Celina yard that looked fine all of last August can pond for two days in May.
Acreage and Transitional Lots North of Celina
Not every Celina drainage job is a subdivision back yard. North and west of town, along the county-road corridors, we work on acreage lots and properties that were pasture until recently.
